First-Time Home Buyers in Costa Mesa

Every step explained before it happens, with answers to every question along the way.

A first home in central Orange County

For many first-time buyers, Costa Mesa is appealing because it sits next to Newport Beach and close to Irvine, John Wayne Airport and the 55, 405 and 73. Condos and townhomes are the most common starting point here. In my July 2026 market update, they averaged $932,778 and 29 days on market, which is faster than the city's single-family homes.

I'm Jeanette Nelson of Jeanette Nelson Real Estate at Keller Williams Realty, and I walk first-time buyers through every step.

What moving faster means for you

When homes in your price range sell quickly, being ready matters: pre-approved, clear on your monthly budget, and able to act the same day. We also review each HOA's dues, rules and what's covered before you write an offer. See HOA rules before you buy.

Where to start looking

Many first-time buyers begin on the Westside, where you'll find condos and townhomes alongside newer development, convenient to Huntington Beach and Newport Beach. The Eastside puts you next to Newport Beach and the Back Bay, and its mix of cottages, remodels and newer homes means a wide range of options within a small area. Because the housing can change from street to street, we'll look at each property's surroundings as closely as the home itself.

Costa Mesa at a glance

Where Character Meets Coastal Living.

The homes
Eclectic. A mix of residential zoning and development patterns: single-family homes alongside duplexes and other multifamily properties, condos, townhomes, accessory units, older cottages, remodeled homes and newer construction. Architecture, lot configurations and property types can vary street to street.
Why people choose it
People choose it for its variety and personality, and to enjoy neighboring Newport Beach's beaches, restaurants, shopping and coastal lifestyle without Newport Beach home prices. Eastside Costa Mesa, Mesa Verde and the Westside each feel different.
Getting around
Access to the 55, 405 and 73, and close to Irvine, Newport Beach and John Wayne Airport.
Nearby
South Coast Plaza, Segerstrom Center for the Arts, a strong restaurant, coffee and local business scene, and Newport Beach next door.
The trade-off
Versus Huntington Beach: Costa Mesa is not a beach city. Parts of Eastside Costa Mesa are very close to the ocean, but there are no miles of coastline, beachfront bike path, pier or surf-town setting outside your door.
