How I Sell a Home, Step by Step
How Jeanette Nelson sells Orange County homes: strategic pricing, full preparation and staging, targeted digital marketing, and a launch and negotiation plan built to close once.
The short version
A lot of homes get listed the same way: a price based on a few comparable sales, some photos, a sign in the yard, and a wait to see what happens. Sometimes that works. Often it leaves money on the table, or it ends with a buyer who backs out and a home that goes back on the market.
I do it differently. Every sale starts with a conversation about your goals and your timeline, then a written plan built around four things: Equity, how the home is priced and positioned; Presentation, how it looks and feels to a buyer; Impact, how it gets in front of the right buyers; and Campaign, how the launch, offers and escrow are run.
I'm Jeanette Nelson of Jeanette Nelson Real Estate at Keller Williams Realty. I've been a top producer since 2003, and this is the process behind the hundreds of buyers and sellers I've helped across Orange County. This page describes my general process. It is not legal, tax or lending advice.
Equity: pricing that protects what your home is worth
Price is the first thing a buyer sees and the first thing that decides whether they come to see your home at all. So pricing is a strategy, not a guess and not a wish.
I start with the recent sales that compare to your home, then look at what those sales can't tell you on their own: the condition of your home compared with theirs, what buyers are seeing right now, and what is about to come on the market near you. A home that has been prepared well can be priced at full current market value, in retail condition, with retail marketing behind it. A home that goes out as-is is competing on a different shelf.
The goal is for you to lead the market, not react to it. A well-priced, well-prepared home draws buyers in the first days it is live, which is when interest is highest. A home priced too high sits, and every week it sits gives buyers a reason to ask what is wrong with it.
In one sale where we followed every step, the home closed in 35 days at 10% over market value. That difference is equity that stays with you. Every home and every market is different, and I never promise a price. What I promise is a price with reasoning you can see.

How I Sell a Home, Step by Step
Presentation: a home buyers want before they walk in
Most buyers see your home online long before they see it in person. The photos, the video and the description decide whether they book a showing, and they set the value in a buyer's mind before anyone opens the front door.
So we prepare the home before anything goes public. Depending on your home, that can include:
- Repairs, paint and flooring where they make a real difference
- Packing and decluttering
- Staging
- Professional cleaning
- Professional photography and video
You don't need to know a single contractor, stager or photographer. I already do. Through my Transition Planning Program I schedule trusted vendors in the right order and manage them myself, so the house comes together while you focus on your next move. Most sellers don't need a remodel. They need the right projects, done well, in the right order.
This is also where skipping steps costs the most. In a sale where the seller passed on staging and priced the home to sell fast, the sale went through three escrows, took 80 days and closed under market value. Preparation is not decoration. It protects your price.
Impact: marketing that finds the right buyers
Putting a home on the MLS and waiting is not a marketing plan. The best buyer for your home may not be searching yet, and the ones who are searching see dozens of homes a week. Your home has to reach them and stand out when it does.
Every listing gets a marketing plan built around the home and the buyers most likely to want it:
- Targeted digital marketing that puts your home in front of likely buyers where they already spend time online
- Professional photos and video built for the way buyers browse
- A description written for this home, with the specific details buyers care about
- Promotion to agents inside my Keller Williams network and my own contacts, often before the home is on the open market
- Full team support behind the listing, from showings to follow-up
The point is the right buyers, not the most clicks. A buyer who already knows the home fits them writes a stronger offer.
Campaign: a launch, not a listing
A home is never more interesting to buyers than in its first week on the market, so the launch is planned in advance.
- Before launch: promotion to agents and buyers who are already looking, so interest is building before the first showing.
- Launch week: the home goes live with photos, video and marketing all ready on day one.
- Offers: when multiple offers come in, I send a strict multiple counter offer to each interested buyer to find the most motivated one.
- Before you accept: I talk directly with each buyer's agent and lender to confirm the details of the offer and rule out surprises.
- Escrow: I stay ahead of inspections, appraisal and loan deadlines and keep every moving piece on track, so problems get solved before they become problems.
