Getting into escrow once, and staying there
When multiple offers come in, I send a strict multiple counter offer to each interested buyer to find the most motivated one. Before we accept, I talk directly with each buyer's agent and lender to confirm the details of the offer and rule out surprises. The goal is to go through escrow one time, not two or three.
Two real sales from the same market show why this matters.
When every step was followed: we spent about two months on repairs, paint, flooring, decluttering, staging, photography and video, then listed at current market value. Multiple offers came in within days. After a strict multiple counter and direct conversations with each buyer's agent and lender, the home closed in 35 days at 10% over market value.
When steps were skipped: the seller passed on staging and priced the home under market value to sell fast. Offers came in, yet the sale went through three escrows. The first buyer walked away, the second buyer's appraisal came in low, and the third finally closed. It took 80 days and closed under market value, an estimated $10,000 to $20,000 less.
