Automated estimates work best where homes look alike. Costa Mesa is the opposite: single-family homes next to duplexes and other multifamily properties, condos, townhomes, accessory units, older cottages, remodeled homes and newer construction, with architecture and lot shapes that change street to street. An estimate that can't tell those apart can miss by a wide margin.

What I look at
- Property type and zoning. A single-family home, a duplex and a home with an accessory unit are different comparisons.
- Lot configuration. Size, shape and how the lot is used.
- Condition. An original cottage and a full remodel on the same street can be far apart in value.
- Location within the city. Eastside, Mesa Verde and the Westside each have their own market.

Neighborhood matters
Eastside, Mesa Verde and the Westside each have their own mix of homes. On the Eastside, original cottages sit near remodeled homes and newer custom properties, so condition drives value. In Mesa Verde, yard size and single-story versus two-story layouts matter. On the Westside, a home next to newer development or multi-unit properties compares differently than one in an established pocket.
