Selling Your Home in Costa Mesa

A plan built around your goals, then strategic pricing, preparation and marketing through closing.

No two Costa Mesa homes are priced the same way

Costa Mesa isn't a city of matching tracts. On one street you can find a remodeled single-family home, an older cottage, a duplex and a property with an accessory unit. That variety is part of Costa Mesa's personality, and it's also why selling here takes more care than pulling three sales off a report.

I'm Jeanette Nelson of Jeanette Nelson Real Estate at Keller Williams Realty, a top producer since 2003. When I price a Costa Mesa home, I look for sales that match its property type, zoning and lot configuration, not only its square footage.

Who is buying your Costa Mesa home

The buyer depends on the property. A single-family home draws buyers who want to be next to Newport Beach without Newport Beach prices. A duplex or a home with an accessory unit may also draw investors or buyers who want rental income. Marketing aimed at the right buyer, with the details that buyer cares about, brings stronger offers.

From my July 2026 Costa Mesa market update:

  • Single-family homes: average price $1,950,488, 38 average days on market, 97.20% sale-to-list ratio
  • Condos and townhomes: average price $932,778, 29 average days on market, 97.40% sale-to-list ratio

Preparation and launch

I coordinate the repairs, paint, decluttering, staging, photography and video with vendors I trust, then launch with a plan and a strict multiple counter if offers come in. The full method is on my selling process page, and it starts with what your Costa Mesa home is worth.

Selling by neighborhood

An Eastside cottage near 17th Street, a Mesa Verde home with a large yard and a Westside townhome draw different buyers for different reasons. Eastside buyers often want the Newport Beach lifestyle right outside Newport Beach itself. Mesa Verde buyers are often looking for a more traditional neighborhood setting and outdoor space. The marketing should speak to the buyer your home is most likely to attract.

Costa Mesa

Costa Mesa at a glance

Where Character Meets Coastal Living.

The homes
Eclectic. A mix of residential zoning and development patterns: single-family homes alongside duplexes and other multifamily properties, condos, townhomes, accessory units, older cottages, remodeled homes and newer construction. Architecture, lot configurations and property types can vary street to street.
Why people choose it
People choose it for its variety and personality, and to enjoy neighboring Newport Beach's beaches, restaurants, shopping and coastal lifestyle without Newport Beach home prices. Eastside Costa Mesa, Mesa Verde and the Westside each feel different.
Getting around
Access to the 55, 405 and 73, and close to Irvine, Newport Beach and John Wayne Airport.
Nearby
South Coast Plaza, Segerstrom Center for the Arts, a strong restaurant, coffee and local business scene, and Newport Beach next door.
The trade-off
Versus Huntington Beach: Costa Mesa is not a beach city. Parts of Eastside Costa Mesa are very close to the ocean, but there are no miles of coastline, beachfront bike path, pier or surf-town setting outside your door.
