Trust Sales in Huntington Beach

A written plan and one coordinator for trustees selling a home held in a trust.

When a parent's Huntington Beach home is in a trust

Many longtime Huntington Beach homeowners hold their homes in a living trust. When the successor trustee is a son or daughter who lives in another city or state, selling the house means managing a lot from far away: the belongings, the repairs, the showings and the paperwork.

I'm Jeanette Nelson of Jeanette Nelson Real Estate, a Seniors Real Estate Specialist® (SRES®) with training in probate and estate sales, and I live here in south Huntington Beach. I can be your local eyes and hands.

What I handle for trustees

  • A written plan and timeline from the first walkthrough to closing
  • Estate sale, clean-out, repairs, paint and staging, coordinated with vendors I know
  • A price supported by recent sales in the home's own neighborhood, which helps when you report to beneficiaries
  • Regular updates for you and, if you want, the rest of the family

Trust administration has legal and tax questions of its own, so I work alongside your attorney and CPA and don't give legal or tax advice.

Selling an established Huntington Beach home

Homes that have been in a family for decades are often original or partly updated. In Huntington Beach, buyers compare them with similar homes in the same tract, so the right preparation matters. Read what to fix before selling, or see how the whole sale works on my selling process page.

If the home isn't in a trust, see probate sales in Huntington Beach. For the full picture, visit my trust sales page.

Huntington Beach

Huntington Beach at a glance

Coastal Lifestyle. Hometown Feel.

The homes
Much of the city was developed in the 1960s and 1970s. Lots around 6,000 sq ft are common in traditional tract neighborhoods, though lot sizes vary considerably. Unusually wide variety: condos and townhomes, beach cottages, single-story ranch homes, larger two-story homes, newer construction, custom homes, and luxury waterfront homes in Huntington Harbour, so a very wide range of price points. Many neighborhoods still have traditional lots, yards, driveways and two-car garages while being minutes from the ocean.
Why people choose it
People choose it for the coastal lifestyle without feeling on top of the neighbors: the beach, the pier, miles of bike paths, Bolsa Chica wetlands, Huntington Central Park, Huntington Harbour, Pacific City, neighborhood parks, restaurants, community events and the coastal weather.
Schools people ask about
Buyers frequently ask about Edison, Huntington Beach and Marina high schools, plus the elementary and middle schools for individual neighborhoods. The city is served by multiple school districts, so always verify the assigned schools for a specific property rather than assuming by neighborhood.
Getting around
No freeway runs directly through the city. Depending on the neighborhood, reaching the 405 or 22 can take time during busy commute hours, a trade-off many buyers accept to live closer to the ocean.
Nearby
The beach and pier, Bolsa Chica wetlands, Huntington Central Park, Huntington Harbour, Pacific City, miles of bike paths.
The trade-off
Versus Fountain Valley: the true coastal-city location and lifestyle, and a much wider range of home types and prices, in exchange for typically smaller lots (around 6,000 vs 7,200 sq ft), a land premium, and slower freeway access. Neighborhoods differ a lot: the Harbour, Downtown, Southeast Huntington Beach, and the areas around Central Park and Bolsa Chica each feel different.
