Living in Huntington Beach
Huntington Beach is where I live and where I have helped hundreds of buyers and sellers since 2003, so I will tell you what I tell every client who asks about it: Huntington Beach gives you the coastal lifestyle with a hometown feel, and every neighborhood has its own.
That is what makes Huntington Beach different from a lot of Southern California coastal cities. Many neighborhoods still offer traditional lots, yards, driveways and two-car garages, and they sit a few minutes from the ocean. You get the pier, miles of bike paths, the Bolsa Chica wetlands, Huntington Central Park, Huntington Harbour, Pacific City, neighborhood parks, restaurants and community events, plus our coastal weather, while still coming home to a house with some breathing room.
My biggest piece of advice for anyone new to the city: don't judge Huntington Beach by one neighborhood. Drive around. The Harbour feels different from Downtown. Southeast Huntington Beach feels different from the neighborhoods around Central Park or Bolsa Chica. There is a Huntington Beach neighborhood for a lot of different lifestyles, and part of my job is helping you find yours.

Huntington Beach neighborhoods and communities
Huntington Beach is less one city than a collection of neighborhoods, and each has its own feel.
- Huntington Harbour is home to custom properties and luxury waterfront homes along the water.
- Downtown puts you near the pier, Main Street and Pacific City.
- Southeast Huntington Beach, including the area locals call South of Hamilton, is made up of established 1960s and 1970s tracts like La Cuesta, Newport West, Fashion Shores and Franciscan Fountains by the Sea, a few minutes from the coast.
- The neighborhoods around Huntington Central Park and near Bolsa Chica each have their own character, and they are worth a drive before you decide.

Huntington Beach housing market and home types
One of the things I love about Huntington Beach is the variety of housing. You will find condos and townhomes, smaller beach cottages, single-story ranch homes, larger two-story homes, newer construction, custom properties and luxury waterfront homes in Huntington Harbour. That variety creates a wide range of price points, which is not true of every coastal city.
A lot of Huntington Beach was developed in the 1960s and 1970s, and you will find many established neighborhoods from that era. Lots around 6,000 square feet are common in the traditional tract neighborhoods, although lot sizes vary considerably across the city.
Here is a snapshot of Huntington Beach averages from my July 2026 market update:
- All residential: average price $1,600,572, 29 average days on market, 98.20% sale-to-list ratio
- Single-family homes: average price $1,902,980, 26 average days on market, 98.70% sale-to-list ratio
- Condos and townhomes: average price $941,806, 39 average days on market, 96.50% sale-to-list ratio
Averages hide a lot in a city this varied. A condo near Central Park and a waterfront home in the Harbour are different markets, so when you are ready, I will pull the numbers for your street and your type of home. You can also see my current listings.
Getting around, schools and daily life
One thing I always discuss with someone new to Huntington Beach is the commute. No freeway runs directly through the city. Depending on the neighborhood, getting to the 405 or the 22 can take some time during busy commute hours. For many buyers, that is a trade-off they are happy to make to live closer to the ocean.
Schools are an important part of the conversation too. Buyers frequently ask me about Edison, Huntington Beach and Marina high schools, as well as the elementary and middle schools serving individual neighborhoods. Huntington Beach is served by multiple school districts, so I always recommend verifying the assigned schools for a specific property rather than assuming based on the neighborhood.
