The short answer
Start with the numbers, then visit in person. Why Compare These Three Cities Together?
Huntington Beach, Costa Mesa and Fountain Valley sit next to each other, and many move-up families look in more than one. The homes, prices and pace of the market can be quite different from one city to the next.

What Do Single-Family Homes Cost in Each City?
These are average figures for single-family homes as of July 2026. Averages move every month, and any one home can sell well above or below them.
- Huntington Beach: average price $1,902,980, average 26 days on market, average sale-to-list ratio 98.70%.
- Costa Mesa: average price $1,950,488, average 38 days on market, average sale-to-list ratio 97.20%.
- Fountain Valley: average price $1,499,325, average 14 days on market, average sale-to-list ratio 104.00%.
What Do Those Numbers Mean for Our Offer?
Days on market is how long homes took to sell, on average. A shorter number means homes went under contract faster.
Sale-to-list ratio compares the final sale price to the asking price. A ratio above 100% means homes sold above their list price, on average. Below 100% means they sold below it.
In July 2026, Fountain Valley single-family homes sold in an average of 14 days at an average of 104.00% of list price. In Costa Mesa, they averaged 38 days and 97.20% of list price. Huntington Beach fell in between on both.
Those numbers shape how we write an offer. In a faster market, you want your loan approval, your down payment plan and your inspection timeline ready before you tour. Every home is different, so we look at recent sales on the specific street before deciding on a price.
What Parks and Open Space Does Each City Have?
Here are facts from each city and from OC Parks:
- Huntington Beach. The city lists 79 parks and public facilities totaling 767 acres, plus 208 acres of public beach. Huntington Central Park is listed at 343.24 acres.
- Costa Mesa. OC Parks lists Talbert Regional Park in Costa Mesa, along the Santa Ana River, with North Talbert at 91.5 acres and South Talbert at about 88.5 acres. It has trails for hiking and biking and a scenic overlook.
- Fountain Valley. OC Parks lists Mile Square Regional Park in Fountain Valley at 607 acres, with two regulation golf courses and two fishing lakes. The city's Recreation Center and Sports Park on Brookhurst Street is listed at 78.09 acres, with 12 tennis courts and 15 softball and baseball fields.
Parks are one piece. Your family's daily routine matters more than any list.
How Should We Compare Schools?
Before you write an offer, confirm which schools serve the exact address by contacting the school district directly. Don't rely on a listing, a website map or a neighbor for this.
I don't rank or rate schools or neighborhoods. Visit the schools, ask your questions, and decide what fits your child.
How Do We Get a Real Feel for Each City?
Numbers help you narrow the list. Visiting helps you decide.
- Tour at different times of day. Drive by on a weekday morning, a weekday evening and a weekend.
- Test your commute. Drive to work and to school during the hours you'd actually travel.
- Walk the streets. Look at the parks, shops and places your family would use every week.
- Check the home's details. HOA rules, permits, flood zone and any added units vary by property.
- Compare the monthly payment in each city, not just the price.
