How Do We Time Selling Our Home and Buying a Bigger One With Kids in School?
The short answer
Work backward from the date you want the kids settled, often before a new school year or over a break. Then choose the path that fits your finances: sell first with a rent-back, buy first using equity or bridge financing, or buy with a contingent offer. Start planning six to nine months ahead, get your current home ready early, and confirm school enrollment rules for the new address before you commit.
The Short Answer
For growing families in Huntington Beach, Costa Mesa and Fountain Valley, moving up isn't only about the house. It's about the kids' routines, schools, sports and friends. The right timing makes the whole move easier on everyone.
I'm Jeanette Nelson, a REALTOR® with Jeanette Nelson Real Estate, Keller Williams Realty, serving Orange County, Huntington Beach, Costa Mesa, Fountain Valley, and surrounding areas. I help move-up families plan the sale and the purchase together, with a written timeline, so nobody is surprised.
Where Do We Start?
Start with the "settled by" date. Ask: when do we want the kids sleeping in their new rooms? Common targets are the weeks before the school year starts, winter break or spring break. Then count backward.
What Are Our Options For Timing?
1. Sell first, with a rent-back You sell, close, and stay in your home for a set period while you buy your next one. You know exactly what you can spend, and you only move once. See how rent-backs work.
2. Buy first You buy your next home, move in, then sell. Easiest for the kids, since you can move on your schedule and sell an empty, staged home. It usually requires using home equity through a loan, bridge financing, or enough savings for the down payment. Ask your lender which options fit your family.
3. Buy with a contingent offer Your purchase depends on selling your current home. It protects you, though some sellers prefer offers without a sale contingency, especially in competitive situations.
What's A Realistic Timeline?
A typical plan for a move-up family:
- 6 to 9 months out: Talk with a lender, get a pricing analysis on your current home, decide on a timing path.
- 4 to 6 months out: Declutter, small repairs, start touring homes.
- 2 to 4 months out: List or write offers, depending on your path.
- Escrow: The length is set in your purchase contract, so build it into your plan.
- Move: Ideally during a break.
What About Schools?
Each school district sets its own attendance boundaries and enrollment timelines, and boundaries can change. In Huntington Beach, one address can fall in two districts: the Huntington Beach Union High School District serves grades 9 through 12, while four separate elementary districts (Fountain Valley, Huntington Beach City, Ocean View and Westminster) serve the younger grades in the same area. Before you commit to a home, check with each district on the boundaries and enrollment rules for that exact address, and ask about deadlines. I share school information as facts and let families decide what fits them best.
How Do We Keep The House Show-Ready With Kids?
- Declutter before listing, so there's less to clean every day.
- A quick "showing kit": a basket to stash toys, a car bag for pets and snacks.
- Schedule showings in blocks, after school or on weekends, so the family can plan to be out.
- Consider moving some belongings to storage first, especially if you buy first.
What Mistakes Do Move-Up Families Make?
- Starting too late and rushing into a mid-semester move.
- Not talking with a lender first about how to use equity.
- Assuming school enrollment follows the purchase without checking the district's rules and timelines.
- Overpricing the current home and losing months on the market.
What Does This Look Like For A Real Family?
A common example: a family of four in a Huntington Beach townhome wants a single-family home in Fountain Valley before the next school year. In January, we meet with their lender and decide to sell first with a rent-back. They list in April, close in May with a short rent-back, and buy their next home in June. The kids finish the school year at home and start fresh in their new house over the summer.
