What downsizing involves
Downsizing is rarely only a home sale. For most of the homeowners I work with, it means leaving a house they have lived in for twenty, thirty or forty years, deciding what to keep and what to let go of, finding the right next home, and keeping the family on the same page, all at once.
That is why the first thing I hear is so often "I don't even know where to start." It is a reasonable feeling. The house is full of memories and belongings, the questions about money and timing are real, and there is no obvious first step.

The program gives you three things most downsizing moves are missing: a written plan, a real timeline, and one person coordinating the moving pieces.
- We start by listening. Before I recommend a price or a date, we talk through your goals, your family, your finances and what worries you most. I write down your exact words so the plan reflects what matters to you.
- I coordinate the vendors. Decluttering help, estate sale companies, movers, cleaners and contractors are part of almost every downsizing move. I connect you with people I trust and manage them myself, so you are not juggling a dozen phone calls.
- The home gets ready without the weight falling on you. Repairs, paint, flooring, staging and photography are scheduled in the right order.
- Your next home is part of the plan. Whether you are buying, renting or moving closer to family, we sequence the sale and the move together.

What preparation can mean for the result
Preparation matters. In one sale, the seller and I spent about two months on repairs, paint, flooring, decluttering and staging before listing. The home drew multiple offers within days, and after confirming the details of each offer directly with the buyers' agents and lenders, it closed in 35 days at about 10% over market value, in one escrow.
Every home and every market is different, and I never promise a price or a closing date. What I can promise is that we will not skip the steps that protect your equity.

What is a Senior Real Estate Specialist (SRES)?
SRES is a designation for real estate agents trained to help homeowners 50 and older with moves such as downsizing or selling a longtime home. Jeanette Nelson holds the SRES designation.
Do I need to empty my house before I sell?
Not necessarily. The plan decides what stays, what goes, and in what order, and Jeanette coordinates the decluttering, estate sale and moving help so the home is ready to show without the weight falling on you.
