Downsizing in Huntington Beach
A written plan, a real timeline, and one person coordinating every piece of your move.
Downsizing when Huntington Beach has been home for decades
Many of the Huntington Beach homeowners I help with downsizing moved into their homes in a different era of the city. A lot of Huntington Beach was built in the 1960s and 1970s, and plenty of those original owners, or the families who followed them, have been in the same house for thirty or forty years.
So the question is rarely only "what is my house worth?" It is "where do we go next, what do we do with everything, and how do we do this without it taking over our lives?" That is exactly what my Transition Planning Program is for. You can read how the program works across Orange County on my downsizing page; here is what it looks like in Huntington Beach.
Let's Start With a Conversation
Staying in Huntington Beach or moving on
One of the things I love about Huntington Beach is the variety of housing, and it matters for downsizing. The city has condos and townhomes, smaller single-story homes and newer construction alongside larger family houses, so many longtime residents can move into less house without leaving the coast or their neighborhood friends.
For example, one couple I helped had spent 41 years in their Orange County home. We built a step-by-step plan, sold their longtime home, and they bought a Huntington Beach condo. For others, downsizing means moving closer to children and grandchildren somewhere else entirely. Both are good plans when they are your plan.
If you are weighing whether to stay local, I will show you what is available in your price range and how it compares with Fountain Valley or Costa Mesa nearby.
Getting an established Huntington Beach home ready to sell
Homes that have been lived in and loved for decades often need some attention before they go on the market: a repair list, fresh paint, flooring, decluttering, staging and good photography. The good news is that you do not have to manage any of it yourself. I schedule trusted vendors in the right order and manage them so the house comes together while you focus on your next chapter.
Presentation affects how buyers see a home, and in Huntington Beach, where buyers compare a lot of homes from the same era, the ones that show well stand out. My selling approach, from pricing to marketing, is laid out on my selling process page.
Why Huntington Beach homeowners choose me
I live in south Huntington Beach and have been a top producer since 2003. I'm ranked in the top 2% of California agents by sales volume and #32 in Huntington Beach (RealTrends Verified, 2025 data), I hold the Senior Real Estate Specialist (SRES) designation, and I have 150+ five-star reviews.
I know the neighborhoods well, from the established tracts South of Hamilton to the Harbour and the areas around Central Park, which helps when we price your home and when we look for your next one. Coastal Lifestyle. Hometown Feel.
- The homes
- Much of the city was developed in the 1960s and 1970s. Lots around 6,000 sq ft are common in traditional tract neighborhoods, though lot sizes vary considerably. Unusually wide variety: condos and townhomes, beach cottages, single-story ranch homes, larger two-story homes, newer construction, custom homes, and luxury waterfront homes in Huntington Harbour, so a very wide range of price points. Many neighborhoods still have traditional lots, yards, driveways and two-car garages while being minutes from the ocean.
- Why people choose it
- People choose it for the coastal lifestyle without feeling on top of the neighbors: the beach, the pier, miles of bike paths, Bolsa Chica wetlands, Huntington Central Park, Huntington Harbour, Pacific City, neighborhood parks, restaurants, community events and the coastal weather.
- Schools people ask about
- Buyers frequently ask about Edison, Huntington Beach and Marina high schools, plus the elementary and middle schools for individual neighborhoods. The city is served by multiple school districts, so always verify the assigned schools for a specific property rather than assuming by neighborhood.
- Getting around
- No freeway runs directly through the city. Depending on the neighborhood, reaching the 405 or 22 can take time during busy commute hours, a trade-off many buyers accept to live closer to the ocean.
- Nearby
- The beach and pier, Bolsa Chica wetlands, Huntington Central Park, Huntington Harbour, Pacific City, miles of bike paths.
- The trade-off
- Versus Fountain Valley: the true coastal-city location and lifestyle, and a much wider range of home types and prices, in exchange for typically smaller lots (around 6,000 vs 7,200 sq ft), a land premium, and slower freeway access. Neighborhoods differ a lot: the Harbour, Downtown, Southeast Huntington Beach, and the areas around Central Park and Bolsa Chica each feel different.
