Distressed Home Sales in Huntington Beach

Calm, clear guidance on your options from a Certified Distressed Property Expert.

Options, explained by someone local

Financial pressure on a home is stressful, and it can feel public in a neighborhood where you know the people on your street. The most helpful first step is a private conversation about where you stand and what your options are.

I'm Jeanette Nelson of Jeanette Nelson Real Estate, a Certified Distressed Property Expert (CDPE) who lives in south Huntington Beach. What you share with me stays between us.

How I help Huntington Beach homeowners

  • Start with your home's value. Your equity may open up more options than you expect. See Huntington Beach home values.
  • Lay out the paths. A traditional sale, a short sale if you owe more than the home is worth, or options your lender offers.
  • Work alongside your lender, attorney and tax advisor.
  • Move carefully and quickly, because deadlines matter.

I can't promise what a lender will decide, and nothing here is legal, tax or credit advice.

If selling is the answer

A well-prepared, well-priced sale protects what equity you have. My Huntington Beach selling approach applies here too, and you may find cash buyer versus listing traditionally helpful. For more, see my distressed sales page.

Frequently Asked Questions

Can I sell my Huntington Beach home if I'm behind on payments?

Often, yes. Depending on your equity and your lender, options can include a traditional sale or a short sale. Talk with your lender and an attorney, and Jeanette can explain the real estate side.

What is a CDPE?

A Certified Distressed Property Expert is trained to help homeowners facing financial hardship understand their options. Jeanette Nelson holds the CDPE designation.

Should I sell to a cash buyer?

Sometimes it makes sense, yet a traditional listing often brings a higher price. Jeanette can compare both for your Huntington Beach home.

Coastal Lifestyle. Hometown Feel.

The homes
Much of the city was developed in the 1960s and 1970s. Lots around 6,000 sq ft are common in traditional tract neighborhoods, though lot sizes vary considerably. Unusually wide variety: condos and townhomes, beach cottages, single-story ranch homes, larger two-story homes, newer construction, custom homes, and luxury waterfront homes in Huntington Harbour, so a very wide range of price points. Many neighborhoods still have traditional lots, yards, driveways and two-car garages while being minutes from the ocean.
Why people choose it
People choose it for the coastal lifestyle without feeling on top of the neighbors: the beach, the pier, miles of bike paths, Bolsa Chica wetlands, Huntington Central Park, Huntington Harbour, Pacific City, neighborhood parks, restaurants, community events and the coastal weather.
Schools people ask about
Buyers frequently ask about Edison, Huntington Beach and Marina high schools, plus the elementary and middle schools for individual neighborhoods. The city is served by multiple school districts, so always verify the assigned schools for a specific property rather than assuming by neighborhood.
Getting around
No freeway runs directly through the city. Depending on the neighborhood, reaching the 405 or 22 can take time during busy commute hours, a trade-off many buyers accept to live closer to the ocean.
Nearby
The beach and pier, Bolsa Chica wetlands, Huntington Central Park, Huntington Harbour, Pacific City, miles of bike paths.
The trade-off
Versus Fountain Valley: the true coastal-city location and lifestyle, and a much wider range of home types and prices, in exchange for typically smaller lots (around 6,000 vs 7,200 sq ft), a land premium, and slower freeway access. Neighborhoods differ a lot: the Harbour, Downtown, Southeast Huntington Beach, and the areas around Central Park and Bolsa Chica each feel different.
