Selling Your Home in Huntington Beach
A plan built around your goals, then strategic pricing, preparation and marketing through closing.
Huntington Beach is many markets, not one
A condo near Central Park, a 1960s ranch home South of Hamilton, and a waterfront home in Huntington Harbour are three different markets that happen to share a zip code prefix. Buyers compare your home to the homes like it, on streets like yours, so that is how I price and market it.
I'm Jeanette Nelson of Jeanette Nelson Real Estate at Keller Williams Realty. I live in south Huntington Beach, my office is on Main Street, and I've been a top producer since 2003.
What Huntington Beach homes are selling for
From my July 2026 market update for Huntington Beach:
- Single-family homes: average price $1,902,980, 26 average days on market, 98.70% sale-to-list ratio
- Condos and townhomes: average price $941,806, 39 average days on market, 96.50% sale-to-list ratio
Those are citywide averages. The number that matters is the one for your street and your type of home, which is why I start every sale with a Huntington Beach home value built from the sales closest to yours.
Preparing a Huntington Beach home to sell
Many Huntington Beach homes were built in the 1960s and 1970s. When buyers tour three homes from the same tract on the same afternoon, the one with fresh paint, updated flooring, a decluttered layout and good photos stands out. I coordinate the repairs, cleaning, staging, photography and video with vendors I trust, so you don't have to manage any of it.
Helpful reading: paperwork to gather before listing, selling a home with a pool, and whether to sell now or wait for spring or summer.
One Huntington Beach seller's experience
"Jeanette listed and sold my home in 5 days in one of the worst markets we've seen in decades. Her professionalism, care and expertise were invaluable to me."

Coastal Lifestyle. Hometown Feel.
- The homes
- Much of the city was developed in the 1960s and 1970s. Lots around 6,000 sq ft are common in traditional tract neighborhoods, though lot sizes vary considerably. Unusually wide variety: condos and townhomes, beach cottages, single-story ranch homes, larger two-story homes, newer construction, custom homes, and luxury waterfront homes in Huntington Harbour, so a very wide range of price points. Many neighborhoods still have traditional lots, yards, driveways and two-car garages while being minutes from the ocean.
- Why people choose it
- People choose it for the coastal lifestyle without feeling on top of the neighbors: the beach, the pier, miles of bike paths, Bolsa Chica wetlands, Huntington Central Park, Huntington Harbour, Pacific City, neighborhood parks, restaurants, community events and the coastal weather.
- Schools people ask about
- Buyers frequently ask about Edison, Huntington Beach and Marina high schools, plus the elementary and middle schools for individual neighborhoods. The city is served by multiple school districts, so always verify the assigned schools for a specific property rather than assuming by neighborhood.
- Getting around
- No freeway runs directly through the city. Depending on the neighborhood, reaching the 405 or 22 can take time during busy commute hours, a trade-off many buyers accept to live closer to the ocean.
- Nearby
- The beach and pier, Bolsa Chica wetlands, Huntington Central Park, Huntington Harbour, Pacific City, miles of bike paths.
- The trade-off
- Versus Fountain Valley: the true coastal-city location and lifestyle, and a much wider range of home types and prices, in exchange for typically smaller lots (around 6,000 vs 7,200 sq ft), a land premium, and slower freeway access. Neighborhoods differ a lot: the Harbour, Downtown, Southeast Huntington Beach, and the areas around Central Park and Bolsa Chica each feel different.
