Living in Fountain Valley

Fountain Valley and Huntington Beach are so intertwined that you can cross from one city into the other without even realizing it. Fountain Valley is not a coastal city, yet you are still close to the beach and can enjoy much of the Huntington Beach lifestyle without necessarily paying the same land premium that comes with a Huntington Beach address.

It has a comfortable, established suburban feel, with mature neighborhoods, parks and a strong sense of community. For a lot of my clients, that combination is exactly what they are looking for.

Fountain Valley homes and lot sizes

One of the biggest differences I notice when showing buyers homes in Fountain Valley and Huntington Beach is size. While lots around 6,000 square feet are common in many Huntington Beach tract neighborhoods, you will frequently find lots around 7,200 square feet in Fountain Valley. The homes themselves also tend to offer more square footage in many neighborhoods.

That affects the choices and prices you will see. Fountain Valley's housing is weighted toward traditional single-family homes, and because many of those homes and lots are larger, it can sometimes be harder to find the lower-priced options you will see in Huntington Beach.

Here is a snapshot of Fountain Valley averages from my July 2026 market update:

  • All residential: average price $1,299,833, 17 average days on market, 102.10% sale-to-list ratio
  • Single-family homes: average price $1,499,325, 14 average days on market, 104.00% sale-to-list ratio
  • Condos and townhomes: average price $746,625, 26 average days on market, 97.10% sale-to-list ratio

Single-family homes here have been selling quickly and above list price on average, which is useful to know whether you are buying or selling. I am happy to pull the numbers for your street.

Getting around and daily life

Fountain Valley offers convenient access to the 405, which can be a significant advantage for someone commuting regularly. Compare that with Huntington Beach, where no freeway runs through the city.

As always, I recommend verifying the assigned schools for a specific property rather than assuming based on the neighborhood.

Fountain Valley vs. Huntington Beach: what's the difference?

Because the two cities border one another, buyers often compare them.

Huntington Beach generally offers a wider variety of home sizes, neighborhoods and price points, along with a Huntington Beach address and direct coastal location. Fountain Valley often offers more square footage and larger lots while keeping you remarkably close to Huntington Beach and the coast.

Neither is a substitute for the other. They offer different housing opportunities, and the right choice usually comes down to how much space you want, the neighborhood setting you prefer and what matters most in your day-to-day life.
