Can I Afford to Buy My First Home in Huntington Beach?
The short answer
For many first-time buyers, it can work, often starting with a condo or townhome. As of July 2026, condos and townhomes in Huntington Beach averaged about $940,000, while single-family homes averaged about $1.9 million. Loans with as little as 3% to 3.5% down, plus down payment assistance programs, can help the numbers work. The first step is a pre-approval, so you know your real price range and monthly payment.
The Short Answer
Huntington Beach is not an inexpensive place to buy, and I won't pretend it is. It is also not out of reach for every first-time buyer. Plenty of people buy their first home here by starting with the right type of home, the right loan and a clear plan.

How Much Do Homes Cost in Huntington Beach?
As of July 2026, here is what homes in Huntington Beach averaged:
- Condos and townhomes: about $941,806.
- Single-family homes: about $1,902,980.
That is why many first-time buyers here start with a condo or townhome, build equity, then move up later. Nearby cities can also be an option. In Fountain Valley, condos and townhomes averaged about $746,625 as of July 2026.
How Much Do I Need for a Down Payment?
Less than many people think. Loan options to ask a lender about include:
- Conventional loans, some with as little as 3% down for first-time buyers.
- FHA loans, with as little as 3.5% down for qualified buyers.
- Down payment assistance programs through the state, such as CalHFA, and some local programs. Programs and funding change often, so ask a lender which ones are open right now.
On top of the down payment, plan for closing costs, inspections and moving costs. And keep some savings for after you move in.
What Will My Monthly Payment Include?
Your payment is more than the loan. Plan for:
- The loan payment itself (principal and interest).
- Property taxes. The basic rate is 1% of your assessed value, which starts at your purchase price, plus any voter-approved charges.
- Homeowner's insurance.
- HOA dues for most condos and townhomes.
- Mortgage insurance on many loans when you put down less than 20%, and on all FHA loans.
Ask your lender what monthly payment matches a price range, not just the most you could borrow. Comfortable beats stretched.
What Are the Steps to Buy My First Home?
- Get your finances ready. Check your credit, pay bills on time and avoid new debt.
- Get pre-approved. Talk with more than one lender. Rates and programs differ.
- Choose your agent. In California you sign a written buyer agreement with your agent, no later than when you make an offer, and many agents ask for it before touring.
- Search and tour. Know your must-haves before you start.
- Make an offer. Price matters, and so do terms, a strong pre-approval and a clean, complete offer.
- Escrow. Inspections, the appraisal and your final loan approval, on the timeline set in your contract.
- Close and get your keys.
What Mistakes Do First-Time Buyers Make?
- House hunting before getting pre-approved.
- Forgetting HOA dues and insurance in the monthly budget.
- Opening new credit or making big purchases during escrow.
- Skipping the disclosures. Read every page before your contingencies end.
