What should I look for in a downsizing realtor?
Here is what I would want if it were my own parents' move:
- They listen first. A good downsizing agent asks about your goals, your timeline, your family and what worries you most before recommending a price or a date.
- They give you a written plan and a real timeline. You should know what happens first, what happens next, and roughly when.
- They coordinate the vendors, not hand you a list. Estate sale companies, movers, decluttering help, cleaners and contractors are part of a downsizing move. Ask who manages them.
- They have relevant training. The Senior Real Estate Specialist (SRES) designation focuses on the needs of homeowners 50 and older.
- They know the local market. In Huntington Beach, a single-level home near the coast, a condo near Central Park and a house in the Harbour are different markets. Your agent should know the difference.
- They are honest about what they cannot promise. No one controls the final sale price or closing date. Be cautious of anyone who guarantees either.
What questions should I ask a realtor before I hire them?

Listen for specifics. "We'll take care of it" is not a plan. "Here is the order we do things in, and here is who handles each piece" is.

What mistakes do people make when downsizing?
- Starting with the listing instead of the plan. Listing before you know where you are going, or what happens to your belongings, is how moves become rushed and stressful.
- Trying to coordinate every vendor alone. Hiring the estate sale company, movers and contractors separately, with no one managing the order, often costs more time than it saves.
- Waiting for a perfect market. "We want to wait and see" is the most common thing I hear. Sometimes waiting is right. Often the better question is whether your plan works with the prices and interest rates we have now, and we can answer that together.
- Leaving family out until the end. Adult children often want to help. Bringing them in early, with a clear plan, prevents tension later.
